A comprehensive 20-week construction project, featuring an intensive back to brick renovation plan, which included: a complete re-roof with three new Velux windows, removal of three chimneys, dismantling of entire first-floor ceilings and walls, external re-rendering and decoration, construction of a private garden enclosed by new walls and concrete posts, a painted closed board perimeter fence, and landscaping for low maintenance featuring new paths and gates. Essential utilities were upgraded with new gas and water supplies, a three-phase electricity system, a full transformation of the shop with new shop front windows, a loft conversion including an en-suite, and installation of all new low energy, 'A rated' double glazed sliding sash windows and composite doors. The internal space was re-configured to provide double rooms of at least 11.5m2, each with four new en-suites, in addition to a complete re-wiring with updated electrics. A super-fast fiber internet connection with Mesh WiFi was installed to ensure connectivity in every room, alongside a state-of-the-art commercial gas boiler and radiators for central heating. A mains pressure 400l hot water cylinder, controlled via WiFi, was installed to efficiently service the five new bathrooms (four en-suites) plus a ground-floor bathroom. The new kitchen included a breakfast bar, dishwasher, twin sinks, and cookers, while the new utility room hosted two fridge freezers, a washing machine, and a tumble dryer. To enhance comfort, all walls were soundproofed utilizing 100mm sound insulation and 15mm soundboard before being fully re-plastered. Furthermore, a comprehensive commercial fire safety program, including FD 30 fire doors, alarms, and emergency lighting, was executed, with all work successfully passed by the building control officer (BCO).
